Importance of Accurate Queen Creek Home Values

Many home sellers in Queen Creek ask me how accurate home valuation sites are. My response is that it depends on how serious you are about selling your home. Home valuation sites work on an algorithm that does not take into account certain features of your home. It is more for entertainment value to give you a ballpark of the average sales price of a home within your square footage in the neighborhood. If you are serious about finding out your home value, one question to ask to yourself is, “When did they calculate the average sales price?”. With our market being very competitive and home values on the rise, could you be leaving money on the table? With current technology, to get an accurate value of your Queen Creek home it must be done manually. This is done by pulling tax records of recent sales within the last 30 – 90 days depending on activity within a 1/4 of a mile of your home. Homes are compared by the exact or closest square footage and similar year of home. This is where a keen eye is crucial to compare interior and yard features of your home against the comparable homes. A manual process of reviewing comparable home pictures and features to your home is key to determining an approximate valuation.
